Frequently Asked Questions
In simple terms, an Alta Survey is a detailed land survey that satisfies the minimum requirements of the American Land Title Association (ALTA) and the National Society of Professional Surveyors. It provides highly accurate information about the boundaries, easements, improvements, and potential risks associated with a property.
The purpose of an Alta Survey is to assist in commercial real estate transactions by ensuring that buyers have full knowledge of what they are purchasing and any title issues that may exist. This type of survey is conducted by State licensed surveyors with expertise in evaluating properties for commercial transactions.
Many jurisdictions and Homeowner’s Associations require a specifically designed site plan with drainage controls to prevent water from draining on to other properties. Many require a Civil Engineer’s stamp. Sun Country prepares these plans for many builders and developers in Central Oregon.
Yes. Many different types and kinds of monuments or “Property Corners” have been set over the years and state statute requires that a record be filed with the County Surveyor for any permanent survey monument placed. We comb these records and determine what of record might exist in the vicinity.
Then our experienced crew will search for these monuments, measure their position, and determine the validity of such. Many times, monuments have been moved, removed, or buried, and not all record monuments still exist. In this case, we can help locate that position and one might choose to have the property corners replaced and a new record of survey filed.
Often, zoning regulations determine the minimum requirements and conditions for Partition or subdivision of existing parcels of land. Our team has extensive local experience not only performing this service but helping clients in identifying potential uses for their property, and assisting with code interpretation, making applications and processing your land use proposal to the local jurisdiction.
Surveying or land surveying is the technique, profession, art, and science of determining the terrestrial two-dimensional or three-dimensional positions of points and the distances and angles between them. There are many different types of Surveys and surveying. Practically speaking, we mostly locate and map landforms and boundaries. We also mark these boundaries and official file records with the County to archive in land records.
If you are putting up a fence, you should know where your property line is to avoid putting it on the neighbor’s property. Additions and new structures need to be set back from property lines a certain distance to comply with zoning laws. These types of encroachments can be costly to rectify. Sun Country can help prevent or determine encroachments.
